Fire Risk Assessments

As a business or commercial property owner, you have a responsibility to ensure your property is fully protected from the threat of fire by carrying out a regular fire risk assessment.

The Regulatory Reform (Fire Safety) Order 2005 (FSO) mandates that all non-domestic premises, including workplaces, must have a fire risk assessment. While previously a written record was only required for workplaces with five or more employees, as of October 1, 2023, all fire risk assessments, regardless of the number of employees, must be recorded. This change was brought about by Section 156 of the Building Safety Act 2022, amending the FSO.

Please see the Fire safety England Regulations 2022 for more information.

Fire Risk Assessments Manchester & Rochdale

A fire risk assessment must be carried out by a trained fire safety expert – which is where the team at Target Fire Protection come in. We can carry out fire risk assessments for customers across Rochdale, Manchester and throughout the North West.

Our professional risk assessors can fully survey your existing systems, equipment and property to provide a thorough risk assessment, report and recommendations that will ensure you are effectively fulfilling your legal obligations.

For example, a fire risk assessment can identify how many fire extinguishers you need, what fire alarms you need, and what are the most common fire risks in your premises.

How often should a Fire Risk Assessment be updated?

A fire risk assessment should be carried out on an annual basis. If your current risk assessment is more than 12 months old, you legally need a new one.

  • What are the consequences of not having suitable and sufficient Fire Risk Assessments?

Local Fire & Rescue services can bring charges against companies for not carrying out suitable and sufficient Fire Risk Assessments. One example is assessors failing to point out that the building fabrics are timber framed. This can result in a fire that can decimate your commercial building.

This is why a Fire Risk Assessment should always be carried out by a fully trained fire safety expert. Here is an example of Cheshire Fire & Rescue services recently prosecuting 6 companies for failing to comply with the Regulatory Reform (Fire Safety) Order 2005.
